Topic: Advice needed regarding Land Registry

I'm looking to let out a commercial property I recently purchased, however the potential new tenants solicitor has flagged up that I am not listed on the freehold title. This is simply due to the backlog at the HM Land registry however they are claiming that I have no legal right to grant a Lease of the Property.

I have a TR1 document which proves that the title has been transferred to me, will this suffice?

Also is there a way to know when the land registry has been updated? I don't want to have to keep purchasing the title only to find its still  displaying the previous owners name.

It's the UK part that's more suitable. I just always use Old Reddit because new Reddit is horrendous.
