Bootle - Life!

Hey Guys!

I have a friend who has a family (wife, two young kids) and is moving to Liverpool for work.He is looking for a home and due to budget and various reasons, Bootle seems his preference. I understand it is mainly because it is within an easy commute to Liverpool Central.

I told him I'd post on here to get some feedback on the area and advice about where specifically to look in Bootle or perhaps, areas to avoid?

I think his preference is Bootle/Vauxhall location.

I've just moved out of Vauxhall after living there for 4 years. I was living on the estate just south of Boundary Street, near the Titanic hotel. Surrounding are isn't great I'll admit but that estate was perfectly nice and quiet and getting in and out of the city centre takes no time at all from there.

I'll admit I've no idea what the schools are like round that area but the estate has plenty of young families living there so plenty of young kids knocking around.

You will get people promoting an area where others won't necessarily agree with.
From a personal perspective i wouldn't be looking to move into the area between Kirkdale station & South park,i have good friends who are quite happy in this area which is a perfect example.
Flip side i lived for over 20 years by Marsh lane/Knowsley rd area with very little bother in all that time..some wouldn't agree,bottom line is that it only takes 1 or 2 shitty families to cause chaos in any area.

More expensive though, probably by a considerable amount compared to Bootle?

I'd prefer Toxteth/Dingle to Bootle personally and a lot closer to town for perhaps a more similar budget?

Agree with this. Would definitely look at the south end of the city but would depend on his mate's budget as rent/house prices are much higher down that way. Much nicer areas though and plenty of good schools.

Personal bias aside, I agree with that. Whatever he decides, my recommendation would be to come here and take a walk through some of the areas he's thinking off, to get a feel for them. Also with young kids school catchment will be a big thing, so looking into schools first will probably make his mind up.



Agree with the neighbours issue...have a mate who spend ages picking the 'perfect area' to buy in (down south), schools, crime rates, nearby parks/shopping/travel all great, ended up with the neighbour from hell.

Compared to bootle,aigburth is almost 4 times the value in house prices.You can get a 3  or 4 bed terrace around peel rd for 50 to 60 thousand,whereas aigburth ye probably paying aboot 200 grand for same house

He didn't mention a budget....I live in the Dingle, so personally I'd recommend that, only downside is very few houses with gardens.

Yeah neighbours can make or break it.

Lived next door to a drug dealer in Toccy, one night someone threw a grenade at their house and it blew out the tyres on our car...didn't miss them when they moved out.

And from the sounds of it,bootle will be on the up soon.Was watching homes under hammer yesterday and it seems like moneys being pumped into area.Thats second time liverpool has been on in last few weeks.One house on peel rd and second on hawthorne rd off balliol and both times mentioning house prices should be on the up in next few years

If i was looking at buying in liverpool id buy in one of areas ive mentioned.Ive noticed a jump in aboot 30 thousand in certain house in the anfield area off walton breck.All the big derelict houses on priory rd down towards townsend lane have been bought and restored.Areas like stoneycroft/tuebrook/newsham park/Anfield and even kenny might be the emerging areas in the same way certain houses in toxteth went through the roof

When i say get for less,i mean that theres a lot of houses in area in need of restoring.If you were to buy one with no work needed on it thatll be aboot 150.

Aye not a great deal of difference (north/south end) for me if you are restricted by a budget.
As stated you can shut your front door to a lot of things..your direct neighbours are the main thing to be concerned about.

For what its worth I'd prefer the north end having spent some time around L8/L15.
The houses close to Bootle Strand are the bottom end of anyones budget with the bonus of the amenities it offers & the excellent transport links via train & bus to the city centre.

I agree about the neighbour thing. I'd stay away from fernhill road though. Too many little nobheads In general.

Bootle is a pretty good location though. You've got Crosby up the road, good bus and train links into town.

Came back in here to reply to the OP 'benefits' post but thats disappeared..if your (op) friend is worried about living in an area which has low income/benefit help families he better up his budget by £500k otherwise he will rule out half of the country.

Bootles boss.Ive lived bootle,kirbky,litherland,southport and now back in liverpool and some of em get a bad name but southports where i had the most trouble and i lived in a supposedly nice part.

I hope your mate does his research before commiting. If Bootle is a choice due to economics then the choice around Liverpool is Limited as most of housing in Bootle is at the lowest end of scale in Liverpool ( Btw technically Bootle isnt Liverpool its in Sefton)

I grew up in the South End and Lived best part of 20 years in the North ( Seaforth then Walton and loved it until last few years there) . It is easy to provide a positive view of both..as its easy to provide a harsh unflattering reality comment on these areas...bottom line you pays yer money and takes yer chance.

I know a lot of non Scousers find the South end and Wirral easier to adjust too than the North and thats becouse the North has suffered more economically and socially in past few decades than other parts of Liverpool and that may be hard for North enders to appreciate...but it is a bit grim ( 'oop North!)

Liverpool is a city of extremes , you will find ugly and beautiful places on your doorstep, like wise you may find your self amongst warm and friendly people or complete and utter arseholes.  Bland isnt a word you use regulary to describe any enviroment or people within the City.
