Got it mostly sorted now, they've just tried a couple of ton off'f me and my mates (which is a lot when you're as skint as I am) in terms of the deposit from last years gaff.

I haven't been around this weekend, but turns out my mate rung them, kicked off, and they basically admitted they were lying out their arses and reduced the charges to £75.

We're gonna get the money back, cashed and shifted from our accounts, then get the rest of it back and fuck them over with their next tennants...

The guy played for the blueshite in the 80's too, and anyone who 'knows their history' will know that they're not very good with rent payments

Went though a private esate agents. I'm at Warwick Uni. So we either had Coventry or leamington Spa. Coventry is a shit-hole (Sorry but it is ;)) so we into Leamington and the estate agents there were specificaly for students. When it came to looking for a house the University service was crap so we thought 'fuck it. Lets have a look elsewhere'.

Went in. Looked at their computer. Printed off addresses. Politley barged into peoples houses to look around.

The one we got is alright. Its not 5* but the rooms are huge and around £50 a week its not bad. 5 bedrooms (4 upstairs) 1 downstairs. Very small kitchen but it has a washing machine.

House has broadband but we have to pay that ourselves. Water included in the rent but gas and elecy we have to sort out.

Plus as a student your exempt from Council Tax.

My missus has a couple of rental properties and she is fair and doesn't take the piss, unlike the fucking tennats, so it works both ways.

Would have thought so.

Can I ask any landlords, are you required to give receipts for deposits and monies paid if asked for them? I've had nothing off my new landlord and despite paying a deposit in May I am still awaiting a copy of my contract despite having asked him several times.

When I bought my house first I couldn't afford to live in it for the first two years so I rented it out. A total pain in the arse. Tenants damaging the house, fucking off without paying rent etc etc. Gave me a different perspective on landlords

I dont think it is. Depends on wether your landlord and estate agents are accredited. The NAEA have codes of practice that must be followed. Check your contract. See if there is anything in there

They have to check your boiler and do a carbon monoxide test. They must provide proof of this test as well.

Other than that the only thing that the landlord is responsible for is the wear and tear of the house.

My landlord, from when I lived in Liverpool, seemed to be alright, almost too good to be true. And yeah, it was too good to be true. After I moved out, I still (18 months later) haven't seen anything of the deposit I was supposed to get back, and I get occasional texts about a Sky bill that wasn't paid which was supposedly my responsibility (which it never was, it was the German to**er I lived with who was in charge of that).

Lot of me family have invested in property and when speaking to them it can also be the other way around. The way SOME of them treat the property is a disgrace.

Just some examples

- Smoke in the house and leave burn holes in the carpet which they expect the land lord to pay.
- As above but on the sofas too
- Dont open the window/vents in the bathroom after a shower which causes dampness in the shower room, and want the bathroom redone because for the dampness
- Throw their rubbish in the garden and when they get foxes and shit, expect the landlord to pay for the clean up
- "our hoover is broken".....YOUR hoover is broken, why should the landlord pay for a replacement
- They provided fitted cupboards which have been torn down (shitly) so they're now "open" and as they look bad, want replacements

Loads of other things i hear them moan about but can't remember them all. Oh, and the ultimate.....turn the house into a drugs factory

Final year of uni. Moved out in June. House was spotless. I get an e-mail from the university (who let the houses out) in September saying I owe £130 in cleaning and damages. Plus if I dont pay I wont graduate. I have asked for photographic evidence of the 'damage' and reasons why its taken 3 months for them to tell me but after 2 months still no answer.

Nope, I'm in fact a very nice guy.

And since we're touching on the subject. Are all tenants dirty fucking slobs, furniture-wrecking, loud-music-playing-at-odd-hours, never-make-rent, and so forth and so on.. ? ;D

Used to rent out a floor in our previous house. And to the above, the tenants I had were top notch.

I have five houses and have all sorts of tenants. No proper UK students round our way though.

Although the only tenant I have forcibly evicted had left over food everywhere and it took ages to get rid of the insects.
